Property Manager

Reports to the Senior Director of Administration. This position will manage operations related to all WINGS properties, including, but not limited to: primary contract for tenant issues in our Transitional and Permanent Housing, conducting resident moves (in, out, transfers), calculating resident monthly fees, collect and track security deposits, renewal of contracts, manage vendor relationships related to properties, manage landlord relationships, work with Maintenance Manager in scheduling work on properties, and assist in developing project budgets and completing grant applications. We are looking for someone with a minimum of 3 years of property management (preferred in a “landlord” capacity), ability to manage multiple priorities/projects simultaneously, very strong communication skills (interpersonal, verbal, written, organizational), strong team player with the ability to work alone or on a team, and have exceptional customer service skills.

Mandatory Job Qualifications:

Minimum of 3 years of property management experience
Post-secondary education degree or certification in property management.
Stong computer skills, especially Microsoft Office applications.
Must be able to effectively manage multiple priorities and tasks which may change rapidly.
Must be able to effectively work independently in a fast-paced enviornment while maintaining professionalism, quality, and attention to detail while delivering exceptional customer service.
Must have excellent communication skills.
Must be motivated and a self-starter.
Strong team player able to successfully interface with varied personalities and temperments.
Must be willing to be flexible with hours, as the hours will be based on client needs.

Desired Qualifications:

Familiarity with Angus Systems, a plus.

Accounting Associate

The AIDS Foundation of Chicago (AFC) is seeking a motivated, organized, and detail-oriented person to serve as its Accounting Associate. The Accounting Associate is responsible for general accounting duties including processing accounts payable and housing checks, assisting with the preparation of vacation and sick time accrual reports, conducting fiscal site visits of subcontractors, and other accounting duties as assigned.

• Assist with review of subcontractor reimbursement requests;
• Assist with preparation of monthly vouchers, accounting and services’ worksheets and related documentation;
• Assist with preparation and distribution of subcontractor agreements and amendments;
• Provide technical assistance to subcontractors in preparing their monthly reimbursement requests;
• Assist with preparation of annual audit confirmation letters to subcontractors;
• Conduct agency site visits, as required, to monitor compliance with fiscal and administrative contractor requirements;
• Maintain chart of subcontractor demographic information;
• Assist with subcontractor renewal activities.

Other:
• Prepare for and participate in fiscal site visits at AFC conducted by AFC’s funders;
• Update vacation and sick time accrual worksheets under direction of the Accountant;
• Assist with reception relief as needed;
• Attend & Assist with agency-wide events & activities as directed;
• Assist with other AFC activities as requested;
• Perform other duties as assigned

Qualifications:
Bachelor’s Degree required, with a degree in accounting strongly preferred. Minimum two years accounting experience handling detail-oriented responsibilities. Demonstrated proficiency using Microsoft Office Suite, and intermediate to advanced skill level using Excel and spreadsheets required.
Previous experience with Blackbaud’s Financial Edge a plus.

Strong attention to detail and the ability to manage multiple projects, establish workload priorities, and meet deadlines are critical. Successful candidates will possess strong verbal and written communication skills and the ability to work with diverse populations.

Job Description:

Accountant/Financial Analyst: (Must have worked for a Manufacturing Facility)
Will work 3 days in Frankfort, IL and 2 days in Addison, IL
Provide comprehensive financial analysis to the Management Teams
Assist with monthly and annual close process
Developing and reporting financial ratios to assist in monitoring the Company’s financial position
Prepare detailed month end financial reports, as well as monthly financial review and segment category reports
Comparing and analyzing actual budget to forecast budget figures
Perform business process flow diagrams and process flow documentation
Prepare monthly account recs
Assist CFO when needed in areas of strategic planning, market research, feasibility studies

Job Requirements:

Must have at least 4 years related experience
Bachelor’s Degree in Accounting or CPA Certified
Experience in standard costing & inventory management as well as production and distribution in a manufacturing environment.
Experience in Financial Modeling and Analysis
Capable of using personal computer software. Must have mid to advanced MS Excel, Pivot Tables and Data Formatting Skills
Strong Knowledge of MAS90 and QuickBooks accounting system

PRSA / CNA Mental Health Technicians

Under immediate supervision, performs beginning level duties on a unit or other living area, for the care, treatment and/or rehabilitation of individuals with mental illness or developmental disabilities; assists in providing physical care services and develops skills in care, treatment, development and rehabilitation; performs beginning level duties in the implementation of activity therapy programs by participating in planned educational, vocational, recreational and social activities.

Essential Duties and Responsibilities
o Provide individualized attention, which encourages each consumer’s ability to maintain or attain the highest practical physical, mental, and psycho-social well-being.
o Receives training in, and carries out a variety of beginning level procedures and techniques in the care, treatment and/or rehabilitation of individuals with mental illness or developmental disabilities; documents care, treatment and progress in an individual’s active treatment plan or other designated records.
o Assists professional therapists by performing beginning level activity program duties; leads individuals and participates in various educational, vocational, recreational and social activities; advises supervisor and professional therapists of individuals’ behavior and reactions to programs; maintains activity supplies and equipment.
o Observes individuals’ behavior and interacts with them in order to promote their rehabilitation and development; participates as a member of an individual habilitation team.
o Knowledgeable of the individualized care plan for consumers and provide support to the consumer according to the care plan. Contribute to the care planning process by providing the charge nurse or other care planning staff with specific information and observations of the consumers’ needs and preferences.
o Attend to the individual needs of consumers which may include assistance with grooming, bathing, oral hygiene, feeding, incontinent care, toileting, colostomy care, prosthetic appliances, transferring, ambulation, and range of motion, communicating, or other needs in keeping with the individuals’ care requirements.
o Observe consumers for changes in condition or behavior and promptly report these changes to appropriate licensed nursing personnel.
o Practice careful, efficient, and no-wasteful use of supplies and linen and follow established charge procedures for consumer charge items.
o Complete certified nursing assistant records documenting care provided or other information in keeping with department policies.

Qualifications, Skills, and Abilities
• Successful completion of state-approved Nursing Assistant Certification course or other education which meets state certification requirements. Must hold current Nursing Assistant Certification within current state of employment.
• Successful completion of PRSA Qualification training/exam.
• Moderate reading, writing, grammar in the English language.
• Uses tactful, appropriate communications in sensitive and emotional situations.
• Auditory and visual skills.
• Must be able to work within and promote a team atmosphere.

Physical Demands
